General Description
A newly built, contemporary 3 bed/3 bath luxury stone villa in a secluded and gated plot with ample parking for several cars. Villa Annie boasts fantastic 360 degree views of the sea, mountains and charming rural villages from its many terraces due to its hilltop position in Tsivaras. Situated only a few minutes drive to the sandy beaches and local amenities of Kalives and Almyrida, this beautifully presented, modern villa also benefits from a large, private infinity swimming pool with children’s section which can be heated in cooler months, if desired.
Cleverly designed and built over 3 levels this fabulous fully air-conditioned accommodation has a very spacious open-plan lounge and dining area, a fully integrated and well equipped kitchen, 3 luxury double bedrooms (2 with spa jet en-suites), a large family bathroom, utility area and many private terraces and balconies to maximise the wonderful views this area has to offer.
The contemporary feel of the exterior extends to the interior where a grey and white decor combines with modern lighting and traditional Cretan crafted beamed wooden vaulted ceilings. The wall hangings provide a splash of colour throughout.
All rooms are serviced with fancoil and underfloor cooling (heating in the winter) with flyscreens to all windows and doors (except arched doors).
The wonderful beaches and tavernas at the popular resorts of Kalives and Almyrida are a 6-minute drive through the olive groves and the superb tavernas and traditional coffee houses of Douliana can be reached over country paths.
Lower Ground Floor
As you enter the villa via the main entrance into a large hallway with utility area, the twin bedroom is situated to the left and the main bathroom usefully positioned next door. The spacious bedroom is beautifully furnished in a very modern style with plenty of wardrobe and drawer space. Doors open out onto two partially covered terraces; one facing south overlooking the countryside and one to the north with lovely sea views.
The main bathroom comprises of a full sized bath, separate shower cubicle, large vanity unit & sink and wc.
Upper Ground Floor
Steps lead from the lower ground floor to the light and airy open plan living area on the upper ground floor. There is a stunning, fully integrated Siemens kitchen providing everything you will need for a self catering holiday (please refer to the amenities list for details of all appliances). A sumptuous L shaped sofa arranged tidily around a coffee table, a wood burning stove and a large wall mounted TV together with a wooden dining table and 6 chairs completes this comfortable and sociable space for all the family and/or friends to enjoy.
Arched doors lead out onto wrap around terraces which boast views across the sparkling blue infinity pool with Souda Bay beyond and all the beautiful surrounding countryside. The summer kitchen, outside dining terrace, infinity pool and gardens are all easily accessible from the indoor living area.
First Floor
Both double bedrooms are situated on the first floor and have en-suite shower rooms. The bedrooms are large, spacious, beautifully furnished with ample wardrobe and drawer space and plenty of natural light from the windows and doors. The luxurious bedding, lighting and decor of the rooms mirror the minimalistic feel of this villa.
The master double bedroom has its own large and furnished terrace providing magnificent sea views for that early morning coffee.
The second double bedroom has its own private and furnished balcony with a gorgeous view to the mountains and access to a lower roof terrace offering wonderful sea and mountain views at any time of day.
The uniquely designed en-suites both have a curved, mosaic tiled, walk-in shower with spa jets, a vanity unit with sink and wc.
Roof Terrace
As if there weren't enough places to admire the fantastic views from this villa, the upper roof terrace with frameless glass screening provides so much more. A very quiet spot to sit and read or lounge away the hours away with only the sound of sheep bells to disturb the peace.
External Areas
In addition to the roof terraces the villa is surrounded by other terraces furnished with comfortable sun loungers, rattan seating and an egg chair providing many places to sit and relax in this peaceful location. For those hot, sunny days parasols and a large covered outdoor dining/kitchen area ensure plenty of shade to escape the sun.
The pool terrace extends on to a lavender garden and beautiful lawned area – the latter being a perfect space for children or adults alike who fancy a game of football, badminton or boules. A set of gym weights are also provided.
The large infinity pool with integrated children’s section (which can be heated during the cooler months) is easily accessed via roman steps; another spectacular place to cool off.
For those who enjoy al fresco dining there is a covered dining area to seat at least 6 people where the cook can make use of the summer kitchen with built in BBQ and sink.
For added ambience in the evening the pool and garden are beautifully lit; what better place for those pre or post dinner drinks.
This large private plot has beautifully planted gardens with fruit trees and herbs which can be enjoyed with the far reaching views over the countryside, mountains and the sea beyond.

Pricing Notes
Prices quoted are in gbp sterling, per week, for up to 6 people occupying the villa and are not per person. The villa can sleep up to 8 with 1 child (up to age 12 years) using a Z-bed and 1 infant using a cot which are both available free of charge.
Alternative length of stays of more than 7 nights are accepted and are charged pro rata.
Prices include air- conditioning, a luxury welcome pack, all linen/towels including beach and pool towels, and maid service with linen/towel change.
Maid service with linen/towel change - twice a week.
There are NO hidden extras.

Low Occupancy Discounts
A low occupancy discount for a single couple (use of 1 bedroom), of 15%, is available at this villa except for July and August dates.
Not allowed on late availability or special offer prices.
Loyalty Discounts
If you are a returning client and this is your 3rd (or more) consecutive booking with Crete Escapes or your 2nd separate booking in one season, you will qualify for our loyalty discount Please quote voucher code LOYALTY2.5 when asked to do so during the online booking process or let us know when you contact us. Your reduction of 2.5% will then be deducted from the total price.

Booking Information
Change-over days are totally flexible but are subject to existing bookings taken either side. If a booking means that the owner would be left with too many "void" days we might not be able to accept it. If this is the case we will contact you without delay to discuss alternatives.
Payment can be made by bank transfer to our sterling account or by debit or credit card (Mastercard or Visa) only.

Please note: although the calendars show live availability and you can book on-line, please note that your booking is not confirmed until we have issued a confirmation of booking. You may prefer not to book your flights until we have confirmed the booking.
Low occupancy discounts - unfortunately the online booking system automatically calculates the single couple discount based on the number of people entered onto the booking form and the start day of your rental. There are 2 problems with this:-
a) If you are 2 people but not a single couple, the system will have automatically calculated a discount when it is not due. Please make use of the "additional notes" box on the booking form to tell us and we will adjust the price accordingly before we confirm your booking.
b) If your rental overlaps from a discounted period to a non-discounted one (or vice versa), the discount calculated will be wrong. In these cases we have to make the adjustment manually. You can still book on-line but we will need to change the price on receipt of your booking request. If the price increases we will contact you to confirm the new price before we confirm your booking and take your deposit.
Please don't let either of these issues put you off making a booking. The discounts are genuine and our villa owners welcome couples and smaller parties out of high season. We just can't fine tune the booking system to account for these 2 circumstances - sorry.

Villa Annie is simply stunning for summer with lots of beautiful beaches, bars and amazing local restaurants nearby - June 2019.
We spent an extraordinary family week a stone's throw from charming villages [and taverna’s] with magnificently rich and varied cuisine at unbeatable prices. The house is decorated with refinement and simplicity; everything is there to spend a dream vacation - October 2019.
