Villa Xanthe

General Description

Villa Xanthe is an airy and spacious 4 bed and 2 bath villa built over 3 floors with panoramic sea views. It is conveniently located for Plaka's village tavernas and mini markets, in a quiet spot less than 10 minutes walk to the charming village centre - perfect for holidaymakers wanting a peaceful location but nevertheless being close to amenities.  The popular sandy beach resort of Almyrida where you will find numerous waterfront tavernas to choose from is a further 15/20 min walk or a 5 min drive.

The owners have recently refurbished the pool and lower ground floor bathroom - new pictures will be uploaded in due course. 

First Floor (Living Area)

To maximise the views out to sea and The Akrotiri peninsula beyond, the villa has been built with the open plan living/dining/ kitchen areas on the first floor. With 2 sets of patio doors opening up from the living area to a sizeable balcony running the whole length of the villa and another large glass door opening up from the kitchen to a small balcony, this whole space is flooded with light. The sea facing balcony is furnished with a generously sized table and chairs together with a comfortable rattan sofa enticing you to take long, lazy, lunches and dinners whilst making the most of the sea views and the twinkling lights of the coastline after dark.

The interior is simply furnished with a modern sofa (converts to a sofa bed), 2 lounge chairs and a dining table and 6 chairs. The TV entertainment at this villa is on the lower ground floor.

The fully fitted kitchen consists of all the amenities you might expect including an oven with a 4 plate hob, fridge/freezer and a dishwasher enabling you to self cater easily using the fabulous local products which you can buy in Plaka or Almyrida.

Ground and Lower Ground Floors (Bedrooms and Bathrooms)

The spacious entrance hall on the ground floor greets you as you enter from the external steps leading up to the villa with staircases up and down, bedrooms and a recently refurbished shower room leading off.

Three of the four colour themed bedrooms and the shower room are to be found on this floor of the villa. The bedrooms have recently been refurbished and each one is individually decorated and beautifully presented.

The coral room has a double bed and the green and blue rooms are both twin bedded.

The lower ground floor area could also be classed as the relaxing area as this is where you will find another large L-shaped sofa (converts to a sofa bed) with a chest used as a coffee table and a large TV screen for family viewing. As an added extra there is a full size table tennis table and table tennis equipment for guests' enjoyment. 

The 4th bedroom, also twin bedded, is located on this floor adjacent to a bathroom.

A stairgate can be requested to fit the bottom of the staircase which makes this area safer for very young children. 

External Areas

The large oval shaped pool with access via roman steps for convenience, is surrounded by very spacious sun terraces and the garden with plenty of space for everyone to spread out - 8 sun beds and 3 sun umbrellas are provided to accommodate the maximum number of adults able to book this villa. A few steps lead from the pool terrace to the quiet lane fronting the property. This lane brings you to the village centre either by following winding narrow roads through the old part of the village itself or by following the main lane back to the village centre. Either way it is less than 10 minutes walk to the nearest taverna and mini market.

Wifi internet connection is via a fixed telephone line.

Villa Xanthe is licensed for holiday rentals with the Greek Tourist Authorities (EOT). Licence number 1224849.

General

Chania airport­ - 40 mins drive. Heraklion airport - 1 hr 55 mins drive.

Nearest Beaches­ - Almyrida - 25 mins walk / 5 min drive or Kalives - 15 min drive. 

Nearest Tavernas and Shops­ - Plaka - 6 mins walk / 2 min drive or Almyrida - 25 mins walk / 5 min drive.

NB; all times are approximate and based on average driving and walking speeds. Some walking and/or driving may be on unlit and unmade track roads. Please refer to the map tab to view satellite images of the area.

Booking Information

Change-over days are totally flexible but are subject to existing bookings taken either side. If a booking means that the owner would be left with too many "void" days we might not be able to accept it. If this is the case we will contact you without delay to discuss alternatives.

Payment can be made by bank transfer to our sterling account or by debit or credit card (Mastercard or Visa) only.

Please note: although the calendars show live availability and you can book on-line, please note that your booking is not confirmed until we have issued a confirmation of booking. You may prefer not to book your flights until we have confirmed the booking. 

Low occupancy discounts - unfortunately the online booking system automatically calculates the single couple or small party discount based on the number of people entered onto the booking form and the start day of your rental. There are 2 problems with this:-

a) If you are 2 people but not a single couple, or 3 or 4 people but not 2 + 1 or 2 + 2, the system will have automatically calculated a discount when it is not due. Please make use of the "additional notes" box on the booking form to tell us and we will adjust the price accordingly before we confirm your booking.

b) If your rental overlaps from a discounted period to a non-discounted one (or vice versa), the discount calculated will be wrong. In these cases we have to make the adjustment manually. You can still book on-line but we will need to change the price on receipt of your booking request. If the price increases we will contact you to confirm the new price before we confirm your booking and take your deposit.

Please don't let either of these issues put you off making a booking. The discounts are genuine and our villa owners welcome couples and smaller parties out of high season. We just can't fine tune the booking system to account for these 2 circumstances - sorry.

What a fantastic family holiday here enjoying days at the pool and trips out to Chania, Rethymno, Aptera and the beach. Lovely village, we especially enjoyed dinner at Elpis - fantastic service. Hopefully we'll take the sunshine home with us. Efharisto - September 2023. 

We loved the beautiful views and sunsets from Villa Xanthe as well as its spacious grounds, pool and accommodation. The location suited us as it was very quiet but within easy reach of the local tavernas which we found to be excellent and very hospitable, as well as the handy supermarket. The walk to and from Almyrida beach was a little challenging for the older members of our group as we were not used to the gradient but not for the youngsters, as they could do it twice a day! We would recommend the Almyrida taxi service and also the walk to Kokkino Chorio with its interesting glass factory and its local taverna for a tasty lunch break and some cold Mythos! - September 2023.

Pool was fantastic, great views on the balcony and lots of room inside the villa. Nice restaurants, especially Elpis down the road. Thank you - August 2023.  

A great villa. We have enjoyed the pool and sunsets from the balcony/terrace. So convenient to be a short walk to the tavernas and supermarkets. Highly recommend Sunset restaurant for lovely, friendly service and have style authentic Greek food. We'd stay here again, thank you - August 2023. 

Lovely villa and within walking distance of two supermarkets and tavernas (recommend Elpis). If you have a car, a trip to Lake Kournas is worth a visit. Rethymno is also worth visiting, lots of shops and tavernas and if you fancy jet skiing etc then recommend Popeye's on the beach - July 2023.  

Had a great time! the view is gorgeous day and night plus there is so much to do. Recommend Elpis and Takis as nearby places to eat and a visit to the beach which has beautiful clear water for swimming. If you fancy a walk there's a sweet litlle cafe in Kokkino Horio which only takes 30 mins to get to. Really loved it here, thank you so much - June 2023.

Came with 5 other friends to Villa Xanthe, had the most amazing time. Villa is beautiful, very spacious and brilliant views from all the balconies. The pool is lovely and clearly well maintained; the area surrounding the villa is very convenient, a 5 min walk in to the village centre of Plaka (would recommend Elpis and Takis as places to eat) and only a short walk to Almyrida beach (beautiful) which has plenty of things to do and lots of food places along the beach too. The views are outstanding. Very relaxing and peaceful location. The villa has everything you need and plenty of tavernas and restaurants to chose from. A very enjoyable week - October 2022. 

We had a lovely time, villa amazing, views were great - better in the flesh. Everything you need at a stones throw. Elpis is the best retaurant for lovely Greek food. The taxi firm down by the beach is very good. Next time we'll definitely get a car to explore more - October 2022.

Stunning villa with 180 degree views of the ocean. Nice bedrooms and well equipped kitchen. The upstairs terrace had very comfortable outside sofas. Nice pool that was cleaned regularly. Really great location only 8 mins walk on a gentle slope to Plaka where there was a very well stocked shop and a few tavernas. Local beach at Almyrida was pure sand and very shallow with sunbeds and waiter service for 4 eur per person. We went to the beach approx 11am and there were plenty of sunbeds. We had a problem with the power at the villa (pylon blew upin the street) and the property manager was excellent - August 2022. 

We had the best time at Villa Xanthe - the sunsets are sensational. Great to be able to walk to Plaka and Almyrida for tavernas and market - July 2022. 

I just wanted to let you know that we had a fantastic holiday in Crete - the villa was ideal for our situation. Villa Xanthe was perfect for our party and the views and sunsets were spectacular. The location was also ideal. We’ll certainly return at some point as we fell in love with the island again, not having been there for twenty years and we’ll certainly recommend your company to our friends.
