For many people buying their dream home in Crete is not just a long-term commitment, it’s a lifelong one. Therefore it is vitally important to get it right.

We are often asked for advice about buying property in Crete, by clients renting our holiday villas. We bought a property on the island in 2000 which we have rented out to holiday makers since 2002. Over the years we have gained a vast amount of knowledge about the do’s and dont’s of buying property in Crete, particularly about buying villas in Crete for holiday rental.

At the outset you need to decide if you are buying a property to rent out on short term lets (periods of less than 3 months) or not. If you are you will need to obtain an EOT licence in order to do that legally. One of the first aspects to be considered by the authorities when a licence application is submitted is the size of the property and the size of the rooms. It is therefore vital that your architect/builder is fully aware of your intentions so that the building complies with the regulations.

As well as being able to advise about holiday villas in Crete, we are also able to advise about buying a permanent home there. What you might want from a holiday villa is likely to be very different to what you might want from a property that you are going to live in permanently. Location, location, location is the key and the best sites in Crete for holiday villas might not be the best location to put down permanent roots. Holiday resorts can be deserted out of season ie between November and March.

Alikianos where Villas Crystal, Marina, Castalia and Pinelope are situated is inland and to the west of the town of Chania. Known as the Garden of Crete with wild flowers and citrus groves, there are views of the White Mountains and surrounding countryside. Villas Stephania, Maise, Caterina and Alexandra are located in the Lassithi region, just 11km from the well-known holiday resort of Elounda and only 20km from the commercial centre of Agios Nikolaos. Access is from a country road. With countryside views and the sea in the background, this rural location is ideal for a permanent home or holiday retreat where peace is the main requirement.

Build To Order – Your Dream Home in Crete

We can put you in contact with several different companies, dependent on your particular requirements, in order to help you design your dream home in Crete whether that be in the area to the west of Chania, East of Chania, Rethymno area or Lassithi region in the East. Working with an in-house architect, clients can choose from many different designs of brick and stone built properties with a wide selection of floor plans which can be altered to your specific requirements.

For persons with specific needs such as wheelchair access etc. floor plans can be altered accordingly with the Accessible Homes features in mind.

The construction costs of building an individual home, for individual people, are probably much lower than you would expect at around 1,500 eur per m2 (additional costs may apply if upgrades to fixtures and fittings are required). All construction includes:-

  • • An agreed timescale for the build with penalty clauses included in contracts
  • • A fully insulated property - for year round living
  • • Central Heating – all pipework
  • • Air conditioning – wired up throughout the property

The costs of construction are incorporated into your contract which is signed by both parties after your lawyer has agreed the content. All payments are made via your lawyer and only when you are satisfied that all building work is progressing and completed according to the signed contract. You will be sent a detailed update and pictures of progress on your property at regular intervals.

FINANCIAL – MORTGAGES -  It is now possible for non Greeks to obtain a mortgage through a Greek bank both in Greece and in the UK. Typically mortgages of 70% to 80% of the property’s value can be obtained. It is necessary to provide proof of income for the previous 2 years. Please ask us for more information if you need it.

FINANCIAL – CURRENCY EXCHANGE – When transferring large sums of money it is advisable to use a specialist currency exchange company rather than the high street banks as they can offer more competitive rates. It is also possible to arrange for regular transfers of funds overseas in order to fund a foreign mortgage. Please ask us for more information if you need it.

HOMES FOR THE DISABLED  –  building homes to individual specifications is our number 1 aim and now, working with the technical specifications of the John Grooms Housing Association, we are able to design and build properties for people with limited mobility.

  • • Bungalows can be designed to have level access all the way through with gently sloping ramps where appropriate
  • • Floor coverings are almost always ceramic so wheelchairs can move around easily
  • • Kitchens and bath/shower rooms can be designed to exact specifications and fitted cupboards in bedrooms will be installed to whatever shape, size and functionality you need
  • • Electric points and switches will be at whatever height you want them
  • Windows can be at whatever height you want them and remote control shutters are available
  • • An electric wheelchair store can be incorporated into the design of the house
  • • Any specialist fittings can be imported (extras such as a special bath will be charged over and above the standard build cost. These extra costs will be specified in all documents)
